Brighton Project


SEMMbuild were invited by JDA Lammin Architects to project manage and construct a stunning new backyard and outdoor oasis. The team at SEMMbuild worked closely with JDA Lammin Architects and the client to finalise the construction methodology and provided a thorough tender to the client. The project consisted of a new double story garage and studio to the rear of the property, a new continuous rendered masonry wall to the entire boundary and an outdoor room with an automatic retractable louvered system. With clever project management, the team at SEMMbuild transformed an overgrown backyard into a seamless and inviting oasis.

The project started with building a new 3.6-meter-high rendered boundary wall that surrounded the entire backyard. Followed by upgrading the entire storm water and retention system as well as mains power and mains gas to allow the new building works to come.

The double story garage and studio, designed by JDA Lammin Architects, featured modern building materials including American oak timber battens laid over the top of contrasting rendered walls around the façade of the building. The timber battens also ran down the staircase on the outside of the building, making the whole façade of the garage and studio a stunning feature of the backyard. The stairs were cladded with ‘storm’ coloured granite steps and risers that lead up to an external balcony overlooking the tennis court and 25- meter-long raised swimming pool. As you step from the balcony inside the single bedroom studio, you are met with stunning French oak flooring, a modern kitchenette with stone bench tops with feature embossed splash back tiling and a modern bathroom with a built-in laundrette.

The outdoor room that was attached to the existing residence allows the family to entertain all year round thanks to an outdoor gas fireplace, built in TV and sound bar, built in ceiling speakers, LED lighting and retractable aluminium louvered roof. The louvered roof closes automatically when it senses rain and can be retracted fully when the sun is shining, making it the perfect addition to a Melbourne outdoor room.

This project was completed in a swift 7 months, just in time for the Client’s to entertain over the Christmas and Summer period.

Ormond Project


SEMMbuild had the pleasure of transforming an old Californian bungalow in Ormond into a forever home the clients had always dreamed of. The existing 1920’s bungalow featured stunning 3-meter-high ceilings and spacious rooms. The goal was to seamlessly blend the home’s original charm through to the new double story extension while effortlessly incorporating a modern style into the renovation.

The double story extension consisted of a new kitchen, laundry, dinning, living area, open tread staircase, ensuite, bathroom and 3 additional bedrooms. As you walked through into the new kitchen and dining area downstairs, you are met with beautiful Australian blackbutt engineered timber flooring, 3-meter-high ceilings, new 2pac painted kitchen with stunning porcelain bench tops. The living room featured a polished rendered tv unit and a stunning black fireplace.

As you go up the open tread feature staircase you are met with warm inviting carpeted floors, 3 new bedrooms and a family bathroom with full height tiled walls, a walk in shower and bathtub. The space was designed to be robust that will hold the test of time of a growing family. No doubt this family will enjoy making memories in their new family home.

McKinnon Project


It has taken SEMMbuild just over 9 months to complete a full renovation of this 1930’s weatherboard home and give it a new lease on life.
In addition to the internal and external renovation of the existing home, SEMMbuild also added a modern extension to the rear of the property, keeping in with the original design and style of the 1930’s period home.


This beautiful home features a statement double glazed (temperature controlled), steel wine cabinet in the long entrance hall. The hall leads to a modern open plan living/dining area with a beautiful shaker style kitchen, pantry, laundry, stone benchtops, and feature tiling.
The kitchen/living area features Herringbone flooring to keep in with the period off the home, meanwhile creating a warm feeling, with large windows to bring the outdoors indoors.


The master bedroom features a high ceiling walk-in robe and en suite. SEMMbuild worked closely with cabinet maker to maximise the storage space within this area. A double-glazed skylight was installed to allow natural light into the en suite, and to help with heating and cooling.
The front of the house also received a facelift, keeping a period colour scheme, whilst bringing it in with the 21st Century.

Bentleigh Project


SEMMbuild undertook a full internal home renovation for our clients in Bentleigh. 

Our clients wanted to breathe new life into their much-loved family home while retaining the period features and extending the rear of the house. Harriet Lammin of JDA Lammin Architects created the the design of this magnificent home.

This home features a beautiful Hamptons-style kitchen with shaker style cabinetry and stone benchtops. It also features open-plan living and dining, with timber flooring, plus an alfresco with a feature timber pergola and deck for outdoor living.

In addition to the main study, each bedroom was fitted with a study nook. Our Client also wished to create a Lego room for the family. This room features expansive joinery with adjustable shelving to allow plenty of space for lego creations. LED strip lighting provides a soft glow through the hallway. Matt black fixtures and fittings contrast with the neutral colour scheme of the home to give it a light, bright, contemporary look.

Oakleigh Project


SEMMbuild were engaged to assist in both the design and construction of this major home renovation project in Oakleigh. Working closely with JDA Lammin Architects, our client brief was to extend and transform the existing 1960’s double brick home into a fresh, bright, modern home with beautiful finishes. The transformation of this home took just over 7 months from start to completion.

With a conventional timber frame and timber subfloor, the new section of the home was married to the height of the original home to ensure continuity between the original home and the extension. All the tiled wet areas were also built to the same level.

Through the design process we incorporated raked ceilings and skylights, to allow natural light to flow through to the living areas, along with the large external double glazed windows.

The kitchen has a modern coastal feel, with a combination of light coloured cabinetry, and oak timber floors throughout the kitchen, dining and living areas.

The 3 bedrooms received a full makeover with brand new double glazed windows, fresh plasterboard to replace the existing textured walls, and new architraves. SEMMbuild transformed the main bedroom with the addition of an ensuite and walk in robe bathed in natural light from the newly installed window. The ensuite has a beautiful tiled feature wall with in vogue green finger tiles. The generous vanity and mirrored wall cabinets allow for an abundance of storage space.

The main bathroom boasts a pink tiled feature wall and the powder room features pink herringbone tiling.

At the rear of the home the external sliding doors bring the outdoors indoors with the new decking area.
